Prohibited Discriminatory Conduct

The following actions are prohibited:

Advertising Discrimination

We do not permit advertisements that:

All marketing materials should focus on the property and amenities rather than characteristics of potential occupants.


Discrimination During Screening

Housing applicants must be evaluated using consistent, objective, and documented criteria.

We prohibit:

  • Selective enforcement of screening requirements.
  • Inconsistent income requirements.
  • Different credit standards for different groups.
  • Different application procedures.

Steering

Steering occurs when applicants are directed toward or away from particular neighborhoods, communities, buildings, or units because of their membership in a protected class.

CRSREO.COM prohibits:

  • Recommending neighborhoods based on race or ethnicity.
  • Steering families with children toward specific units.
  • Directing individuals away from certain properties.
  • Making assumptions about where a person should live.

Applicants should be allowed to choose the properties they wish to view.


Unequal Terms and Conditions

We prohibit:

  • Charging different rents.
  • Charging different fees.
  • Offering different services.
  • Applying different rules.
  • Imposing different occupancy standards.
  • Offering different lease terms.

All residents and applicants must be treated equally.


Familial Status Protections

Families with children are protected under federal fair housing law.

CRSREO.COM will not:

  • Refuse to rent because children are present.
  • Charge additional fees for children.
  • Restrict access to amenities.
  • Limit housing opportunities based on family composition.
  • Direct families only to certain units or areas.

Unless specifically exempt under applicable law, all properties must accommodate families with children.

Criminal History Screening

Any criminal history review must comply with applicable fair housing guidance.

Policies should:

  • Be consistently applied.
  • Avoid blanket exclusions.
  • Consider the nature and severity of offenses.
  • Consider rehabilitation and the time elapsed.

Applicants should not be automatically denied solely because of an arrest record.


Disability Rights and Accommodations

Harassment and Retaliation

CRSREO.COM prohibits:

  • Coercion.
  • Retaliation against individuals who exercise fair housing rights.

All employees, contractors, agents, brokers, property managers, leasing staff, vendors, and representatives of CRSREO.COM are expected to:
